Vapor Barrier Installation

Vapor Barrier Installation in the Bay Area, CA

An exposed dirt floor under your house lets moisture from the ground rise into the crawl space. A vapor barrier covers that ground and limits how much comes up. We check the space first, then install the barrier across the floor and up the walls.

What the service covers

A crawl space vapor barrier, also called a vapor retarder or ground cover, is a sheet of plastic laid over the soil under your house. We install it:

  • On the ground of the crawl space, covering the soil.
  • Up the walls of the crawl space, so moisture doesn't get around the edges.

Before it goes in, we look at the crawl space to confirm the barrier is the right step and nothing needs to happen first.

When to ask for an evaluation

  • The crawl space has a bare dirt floor.
  • There's an old plastic ground cover that's torn, bunched up, or only covers part of the soil.
  • The crawl space feels damp or smells musty, and you want to know what's behind it.
  • You're planning crawl space insulation and want to know whether a barrier should go in too.

What a well-installed barrier looks like

Whoever installs it, a good ground vapor retarder has a few things in common, according to U.S. Department of Energy guidance. This describes general installation guidance, not an ARG specification:

  • The crawl space is cleared of stored items and debris first, so the plastic can cover the whole floor.
  • The plastic covers the ground as completely as possible.
  • Seams overlap and are taped, instead of just touching.
  • The DOE guide specifies extending the material at least six inches up walls, piers, and columns and attaching it securely.
  • It doesn't block the way water already drains in the crawl space.

If your crawl space has debris or old material that has to go first, that's crawl space cleaning, a separate service.

What a vapor barrier doesn't do

  • It doesn't stop standing water or flooding. A vapor barrier limits moisture rising from the soil. Water pooling in the crawl space, leaks, or drainage problems have to be addressed on their own, before the barrier goes in.
  • It isn't mold removal. If there's mold in the crawl space, the barrier doesn't remove it.
  • It isn't a radiant barrier. A radiant barrier is an attic product that reflects heat from the roof. A vapor barrier is for moisture under the house.
  • It isn't insulation. It doesn't keep the floor warmer by itself. If you want that, it's a separate job: crawl space insulation.

How the job goes

  1. Evaluation: we check the crawl space and confirm a barrier is the right step.
  2. Preparation: stored items and debris are cleared; if the space needs a full cleaning, that's done first.
  3. Installation: the barrier goes across the ground and up the walls.

Frequently asked questions

Is a vapor barrier the same as waterproofing?

No. It limits moisture vapor coming up from the soil. It won't keep out water from leaks, floods, or poor drainage.

My crawl space has an old plastic cover. Does it need replacing?

Not necessarily. If it's torn, bunched up, or leaves soil exposed, it isn't doing its job. We'll tell you what we find.

Do I need a vapor barrier if I'm insulating the crawl space?

Sometimes. It depends on how the crawl space is built and the moisture we find. We'll explain it at the evaluation.

What's the difference between a vapor barrier and a radiant barrier?

A vapor barrier covers the ground under your house to limit moisture. A radiant barrier goes in the attic and reflects heat from the roof. They solve different problems.

Will a vapor barrier get rid of the musty smell?

We can't promise that. A musty smell can come from more than one source, and finding it is part of the evaluation.
